Commercial VRF Basics for Maine Building Owners
VRF — variable refrigerant flow — is the commercial cousin of the residential multi-zone heat pump: one outdoor unit (or a rack of them) serving many indoor zones, but built at a scale and with a level of zoning control that a house doesn't need. For an office building, a multi-tenant retail strip, or a light-industrial space, it's usually the most efficient way to condition a lot of independently controlled square footage from a compact mechanical footprint.
Heat-Pump-Only vs. Heat-Recovery VRF
A heat-pump-only VRF system, like a residential multi-zone unit, runs the whole building in one mode at a time — either heating or cooling. A heat-recovery VRF system adds branch selector boxes at each zone, which lets some zones heat while others cool simultaneously off the same outdoor condenser, moving the heat rejected by the cooling zones into the zones that are calling for heat instead of dumping it outside. That's the configuration that shows up as the higher incentive tier in Efficiency Maine's commercial program, because it's meaningfully more efficient in a building with a real mix of interior loads (a server room needing cooling next to a perimeter office needing heat, for example).
Branch Selector Boxes Are the Zoning Layer
Where a residential multi-zone system connects indoor heads more or less directly to the outdoor unit, a VRF system routes refrigerant through branch selector boxes positioned near clusters of zones, and those boxes are what actually meter refrigerant to each indoor unit and (on a heat-recovery system) decide whether that zone is drawing heating or cooling from the shared refrigerant loop. Locating those boxes well during design keeps line-set runs reasonable as a building's tenant mix changes over time.
Scaling With the Building
A VRF outdoor unit is typically sized with some headroom, and additional branch boxes and indoor units can often be added within that outdoor unit's rated capacity as a building is renovated or re-tenanted — a meaningful advantage over a rooftop packaged unit sized tightly to a single floor plan on day one. That flexibility is one of the reasons VRF has become common in multi-tenant retrofit projects specifically, not just new construction.
