Heat Pumps for Portland's Peninsula, Islands and Outer Neighborhoods
Portland holds about 68,900 residents in roughly 36,600 housing units, and those homes are older than almost anywhere else in our service area. According to the Census Bureau American Community Survey (2020–2024), the median Portland home was built in 1946, and close to 46% of the city's housing predates 1940. For Cumberland County and for Maine overall, that pre-1940 share sits near 23%, so the city carries about twice the regional proportion of very old buildings. Only about 36% of Portland's units are detached single-family houses, roughly a third are in buildings with five or more units, and fewer than half are lived in by their owners.
The city's heating fuel mix breaks from the statewide pattern too. Utility gas is the largest main heating fuel in Portland at about 39% of occupied homes, oil comes second at around 31%, and electricity accounts for about 21.5%. That electric figure lumps together modern heat pumps and old baseboard, so it says little about efficiency on its own. Across Maine, by contrast, oil still heats more than half of all homes and gas reaches barely 8%. Northern Utilities, which operates as Unitil, names Portland on its roster of Maine gas service towns, which means many city homeowners are comparing a heat pump against a monthly gas bill rather than a tank refill.

Peaks Island, about three miles offshore and reached by Casco Bay Lines, is a city neighborhood with its own elementary school and library, and its year-round population of several hundred grows by thousands each summer. The Western Promenade Historic District in the West End contains about 420 buildings in styles running from Second Empire and Italianate to Queen Anne and Shingle, built between roughly 1850 and 1920. Each of those settings changes where an outdoor unit can sit, how the refrigerant lines travel, and how much wind and drifting snow the equipment will face.
