Scarborough Heating: Tidal Rivers, Condos and a Mixed Fuel Picture

Scarborough is a big town once you count the water. The Census Bureau measures about 70.6 square miles in total, and roughly a third of that, close to 23 square miles, is water: the Scarborough, Nonesuch, Libby and Spurwink rivers and the tidal flats that drain into the Gulf of Maine. Prouts Neck juts into the ocean at the northeast end of Saco Bay, while the high ground at Beech Ridge tops out around 215 feet. Interstate 95, Interstate 295, U.S. Route 1 and state routes 9, 77, 114 and 207 all cross the town, which helps explain why Pine Point, Dunstan, Eight Corners and North Scarborough each feel like a separate place.

Housing tracks that variety. The Census Bureau American Community Survey (2020–2024) counts about 11,100 housing units, of which roughly 9,970 were occupied; the difference, around 1,100 units, falls in the survey's vacant category, which includes seasonal and recreational homes. About 69% of units are detached houses and nearly 13% sit in buildings with five or more units, a larger apartment and condominium share than most towns we serve. The median home was built in 1988, fewer than one in ten predates 1940, and the median home has a little over six rooms. With roughly 23,200 residents, Scarborough is also one of the most populous towns in our service area.

Heating fuels here are more mixed than in the inland towns. Fuel oil is the main heat in about 48% of occupied homes, propane in about 19%, and utility gas in about 13%. Electricity, which covers both heat pumps and baseboard, sits near 15%, and about 1.5% of households list solar as their main heating fuel, more than double the Cumberland County share. The Maine Public Utilities Commission names Scarborough among the communities served by Northern Utilities, which operates as Unitil, so gas lines run along some streets and not others.
