Cape Elizabeth Heat Pumps for Larger, Oil-Heated Coastal Homes
Cape Elizabeth is mostly water on the map. Of its roughly 46 square miles, only about 14.7 are land; the rest is Casco Bay and open Atlantic along its eastern edge. South Portland borders it to the north and Scarborough to the west, the Spurwink River winds along the southwest, and the town includes the 226-acre Richmond Island offshore. Crescent Beach State Park, a mile-long arc of sand at Seal Cove, covers 242 acres on the southern shore. Its neighborhoods have names such as Pond Cove, Shore Acres, Cape Cottage, Delano Park, Kettle Cove and Bowery Beach.
The housing profile is unlike anywhere else nearby. The Census Bureau American Community Survey (2020–2024) counts about 9,600 residents in roughly 4,000 housing units, and about 90% of those units are detached single-family houses. Apartment buildings barely register at under 1% of units. Around 88% of homes are owner-occupied, and the median home has 7.3 rooms, compared with 5.5 for Cumberland County. Nearly half the housing stock (about 47%) went up from 1940 through 1979, after the town shifted from a rural community toward a residential suburb, while only about 7% dates from 2000 or later.
Heating oil dominates. About 63.5% of occupied homes use oil as their main fuel, well above the county's 45.6% and even the statewide 55.3%. Electricity, which includes both heat pumps and baseboard, serves about 12%, with propane at 11% and utility gas at roughly 10.5%. Unitil includes Cape Elizabeth in its list of Maine communities with natural gas service, though mains do not reach every road. The town is in climate zone 6, and many properties sit on open, wind-exposed lots close to the water. Wind pulls heat out of a house faster through every gap around windows, sills and attic hatches, so air sealing and a proper load calculation matter as much as the equipment itself.
