Gorham Homes and Heat: New Subdivisions, Old Village, Oil Tanks
Gorham covers a little over 51 square miles, almost all of it land, and three rivers shape it: the Presumpscot, the Little River and the Stroudwater. The town touches Westbrook, Windham, Standish, Buxton and Scarborough, and U.S. Route 202 plus state routes 4, 22, 25, 112, 114 and 237 all run through it. For a heating contractor that geography matters in a practical way. A house in Little Falls and a farmhouse out past White Rock sit only a few miles apart, yet the exposure, the lot and the age of the building can differ a great deal.
The housing stock is younger than most of Cumberland County. According to the Census Bureau American Community Survey (2020–2024), the median Gorham home was built in 1988, and about a third of all housing units date from 2000 or later, compared with roughly a fifth countywide. Close to four in five homes are detached single-family houses, about 82% are owner-occupied, and the median home has just over six rooms. Put simply, many Gorham households own a mid-sized or larger house with modern framing, and plenty of those houses still run on the heating system the builder chose. Gorham's population is about 18,300, and with a third of its homes under 25 years old, the town has more recent construction to work with than most of its neighbors.
That system is usually oil. About 60% of occupied Gorham homes burn fuel oil or kerosene as their main heat, well above the Cumberland County share of roughly 46%. Propane heats close to 14%, utility gas about 12%, and electricity only about 8%, a category that lumps heat pumps together with baseboard. Gas mains do reach parts of town; the Maine Public Utilities Commission lists Gorham among the communities served by Maine Natural Gas. Most addresses, though, depend on a delivery truck and a tank in the basement.
Winters here are inland winters. Cumberland County, like every Maine county except Aroostook, sits in IECC climate zone 6, and Gorham lacks the ocean buffer that softens nights along the shore. Equipment for this town should be chosen for sustained cold rather than for a mild shoulder season. As a family-owned company headquartered in Gorham, we help neighbors sort through those choices, starting with a heat pump installation plan for Gorham or a question about ductless mini-splits in Gorham. If you live just over the line, our Westbrook service page covers the same ground.

Getting to Know Gorham
Gorham was chartered in 1736 as Narragansett Number 7, one of several townships granted to veterans of King Philip's War, and its village center still carries that colonial bone structure. The University of Southern Maine's Gorham campus traces its roots to the early 1800s academy era, which is why handsome Federal-style buildings anchor the village today.
This is our hometown, and it shows in the work: we've installed heat pumps in Gorham's 200-year-old farmhouses, its mid-century ranches, and the new subdivisions spreading toward South Gorham. When your installer lives down the road, callbacks get answered fast — that's the advantage of hiring local instead of a franchise dispatcher.

Beyond installation, we offer a full range of services for Gorham homes and businesses.

“I was being serviced by another local company as I had a crack in my Daikin Drip Pan. The previous company came out 3 times and finally diagnosed it. They ordered the part and then never showed up again even though the part was under warranty. I found Southern Maine on a google search and gave them a call. Sam called my back immediately.”
