Ductless Mini-Split Installation

Not every Gorham house is a 1990s colonial with a basement full of ductwork. About 14% of the town's homes predate 1940, according to the Census Bureau American Community Survey (2020–2024), and another quarter were built between 1940 and 1979, the era of one-story ranches and compact capes. Houses from both periods frequently have no ducts at all, and threading new ones through plaster walls or shallow attics is rarely worth the disruption.

A ductless mini-split sidesteps that problem. Each indoor head mounts on a wall or ceiling and connects to the outdoor unit through a small refrigerant line set and a condensate drain, so the opening through the house is modest. In a ranch, one head in the main living area often handles much of the daily load, with additional heads in bedrooms at the far end of the hall. In a cape, the upstairs knee-wall bedrooms tend to swing hot in summer and cold in winter, and a head up there addresses both seasons at once.

Gorham also has about 5% of its housing in mobile homes, and plenty of houses of every age have bonus rooms over garages or sunroom additions that the original system never reached well. These are classic single-room retrofits. A single-zone unit for one space, or a multi-zone system feeding several heads from one outdoor unit, can be planned around how the family actually uses the house. Keep in mind that Efficiency Maine pays its rebate per eligible single-zone outdoor unit, and multi-zone outdoor units are not rebatable on their own, so the two layouts can land differently on the rebate form. Placement is where local knowledge helps. Heads work best high on a wall with a clear throw across the room, away from furniture that would block the airflow. Outdoor units need a spot outside the roof drip line, where snow sliding off a metal roof will not bury them. Two practical points round out a ductless plan. Indoor heads need their condensate to drain by gravity or through a small pump, and the route for that line affects where a head can go. The outdoor line set usually runs along the siding under a painted cover, which keeps it neat and shields the insulation from sun. Each head runs on its own remote or wall controller, so a guest room can sit cooler than a nursery without rewiring the old thermostat.
