in Falmouth, Maine

Falmouth covers a little over 36 square miles, and close to seven of them are water. The town runs from the Casco Bay shore and Mackworth Island, past the mouth of the Presumpscot River, up through North Falmouth and Blackstrap to Highland Lake on the Windham line. Interstate 95, Interstate 295 and Route 1 all cross it. The town borders Portland, yet for its roughly 12,800 residents most of it still reads as wooded residential neighborhoods rather than city blocks, with the Piscataqua River running through West Falmouth, where it once powered local mills.

Those houses are the story. According to the Census Bureau American Community Survey (2020–2024), about four in five of Falmouth's 5,300 homes are single-family detached, and the median home has close to seven rooms, well above the Cumberland County median of five and a half. The stock is also younger than most of Greater Portland: the median year built is 1986, and more than a quarter of homes date from 2000 or later. Only about one in seven predates 1940.

Heating fuel is more mixed here than in much of Maine. Roughly 43% of occupied homes burn heating oil, about 21% use propane and close to 19% use utility gas, reflecting the natural-gas lines Summit Natural Gas of Maine was approved to build in Falmouth, Cumberland and Yarmouth starting in 2014. Around 11% list electricity, a figure that counts both heat pumps and older electric baseboard. That leaves a large group of oil and propane households with real room to cut costs, plus a gas-served group that needs to know how the rebate rules treat them. Ownership is high as well: about 84% of occupied homes are owner-occupied, compared with about 70% countywide, so most decisions here are made by the people who will live with the system for years.

Falmouth sits in IECC climate zone 6, the same design category as nearly all of Maine outside Aroostook County, so equipment has to be chosen for long, cold heating seasons. Homes near the water see salt air and wind; houses toward West Falmouth and Highland Lake are more sheltered but just as cold on a January night.
