With a median of 7.3 rooms, Cape Elizabeth homes are among the largest in our service area, and size changes how a heat pump system should be laid out. A home with a big open kitchen and family room, a formal living room, several bedrooms and perhaps a finished lower level will not be served well by one or two wall units. Large homes often lean on multi-zone outdoor units, and it is worth knowing that those units are not rebatable on their own, although their capacity counts toward the sizing total. In a bigger house, several single-zone outdoor units can sometimes capture more rebate dollars, but each rebate tier also has a lifetime limit per housing unit: $9,000 for low income, $6,000 for moderate income and $3,000 at any income. The low- and moderate-income tiers require that the home be the owner's principal residence. A temporary $500 bonus per home also applies to projects completed and claimed from March through December 2026.

On open coastal lots, outdoor units should sit on stands or brackets above the snow line, with drainage for defrost water and a location that is not facing straight into prevailing winds. We also think about sight lines from the water side and from patios where people spend summer evenings.
