in Yarmouth, Maine

Yarmouth has older houses than most of its neighbors, and that shapes nearly every heating conversation in town. The Census Bureau American Community Survey (2020–2024) puts the median year built at 1973, several years older than the Cumberland County median. Close to half of Yarmouth's roughly 3,600 housing units went up between 1940 and 1979, about 17% are older still, and only around 11% were built in 2000 or later, a far smaller share than in Cumberland, Falmouth or Freeport.

Oil is the dominant fuel. About 58% of occupied homes heat mainly with fuel oil or kerosene, higher than both the county (about 46%) and the statewide share (about 55%). Utility gas covers roughly 16%, following the lines Summit Natural Gas of Maine was approved to build in Yarmouth, Cumberland and Falmouth starting in 2014. Propane accounts for about 9%, and around 12% list electricity, a category that combines heat pumps with electric baseboard. The town also has more apartments and condominiums than Cumberland, Falmouth or North Yarmouth, with about one home in eight in a building of five or more units, and about 80% of occupied homes are owner-occupied.

The geography is part mainland village, part island. Cousins Island, home to about 530 residents at the 2020 count, connects to the mainland by a bridge built in 1955 and is also the site of the Wyman Energy Center, an oil-fired peaking plant that now includes a large battery storage system. Littlejohn Island lies just beyond it. Back in the village, a 2017 architectural survey of Yarmouth's core looked at 547 properties, and the town began drafting a historic preservation ordinance in 2019, a sign of how much weight residents put on the look of older streets. A demolition-delay ordinance adopted in 2018 already protects buildings listed on or eligible for the National Register. For a heating project, that mostly means thinking carefully about where equipment shows from the street.
