In a town where most houses are large single-family homes, ductless mini-splits often start with one troublesome space rather than the whole building. The bonus room over a two-car garage, a four-season porch, a finished basement or a later addition is frequently beyond the reach of the original heating system. A single-zone head solves that room on its own schedule, without touching the rest of the house. For houses with several rooms to cover, a multi-zone system connects multiple heads to one outdoor unit. The trade-off is rebates: Efficiency Maine, as of mid-2026, pays per eligible single-zone outdoor unit, and multi-zone outdoor units are not rebatable on their own, though their capacity counts toward a whole-home total. Several single-zone systems sometimes come out ahead once the rebates are subtracted, and they also keep working independently if one outdoor unit ever needs service.

Rebates run $3,000 for low-income households, $2,000 for moderate-income households and $1,000 at any income, per eligible single-zone outdoor unit, with the two higher tiers reserved for the owner's principal residence. Program terms can change. The federal credit ended with 2025, so the state rebate is the main incentive now.
