Kennebunk covers about 44 square miles, 35 of them land, and is drained by two rivers, the Mousam and the Kennebunk. First settled in 1621 and set off from Wells as its own town in 1820, it is really a collection of villages: Kennebunk Village, Lower Village, Kennebunk Landing, West Kennebunk, Bartlett Mills, Lords Point and the beach neighborhoods behind Mother's, Middle and Gooch's beaches. Each has a different mix of houses and a different amount of exposure to the ocean wind.

This is an owner-occupied, single-family town. American Community Survey estimates for 2020–2024 show about 81% of occupied homes owned by the people living in them and about 65% of all units single-family detached, with only about 6.5% in buildings of five or more units. Houses are larger than the county norm, at a median of 6.1 rooms against York County's 5.5. The median year built is 1983: roughly a third of homes date from 1980 through 1999, a quarter from 2000 on, and nearly a fifth from before 1940, including the Summer Street district, the first historic district in Maine listed on the National Register.

Oil heats about 56% of occupied homes, a bit under the county's 61%. Propane is more common here than statewide, at about 18% compared with roughly 14% statewide. Electricity is the main fuel in about 15% of homes and utility gas in about 8.5%; Unitil lists Kennebunk among the Maine towns it serves with natural gas. About 16% of housing units are not occupied year-round, a far smaller seasonal share than in Wells or Old Orchard Beach, so most heat pump projects here are for people who live in the house through the winter.

Electric service is another local wrinkle. Kennebunk Light & Power District, a locally owned, municipally governed utility that began in 1893 as the town's street-lighting department, serves portions of Kennebunk, Wells, Arundel and Lyman. Which utility bills your address affects the running-cost math for heat pumps, so it is worth having a recent electric bill handy at the estimate; the per-kilowatt-hour rate shapes the savings more than any other single number.
