Heat Pump Installation
in Old Orchard Beach, Maine

For the roughly 5,400 Old Orchard Beach households who live in town year-round, a new heat pump system usually replaces, or demotes, an oil or propane plant. Census survey figures for 2020–2024 show oil in about 48% of occupied homes and propane in about 16%. Because homes here average fewer rooms than the county, systems are often smaller, but capacity still has to come from a load calculation that accounts for windows, insulation and air leakage rather than floor area alone. An oversized unit in a small cottage cycles on and off and does a poor job of removing summer humidity.

Two housing types need extra planning. Manufactured homes, about 10% of the town's stock, have light exterior walls that are poorly suited to heavy wall brackets, so outdoor units usually sit on their own stand beside the home. Condos in buildings of five or more units, about 18%, may need association approval for exterior equipment and for the route the line set takes. We look at both constraints during the estimate so nothing surprises you on installation day, and we note where the electrical panel sits relative to the outdoor unit.

Efficiency Maine's whole-home rebate, as of mid-2026, requires heat pumps sized for at least 80% of the home's peak heating load (100% counting supplemental heat), run as the primary heating source through the whole season, and installed by a Residential Registered Vendor such as Southern Maine Heat Pumps. An existing boiler or furnace may stay only as emergency backup. The low- and moderate-income tiers of $3,000 and $2,000 per eligible single-zone outdoor unit apply only to an owner's principal residence, which leaves out second homes. Efficiency Maine attaches that condition to the income-based tiers; the any-income tier pays $1,000 per unit, up to $3,000.

With about 12% of homes on utility gas, the gas-account rule matters more here than in many towns: a housing unit that had a natural-gas utility account before the upgrade does not qualify for the whole-home rebate. Near the beach, outdoor units belong on the side of the house most sheltered from onshore wind where possible, raised on stands or brackets above drifting snow with clearance underneath for defrost water.
