in Old Orchard Beach, Maine

Old Orchard Beach is small on land and large on housing. The town measures about 22.5 square miles, but only about 7.4 of them are land; the rest is Saco Bay and tidal water. On that compact footprint, American Community Survey estimates for 2020–2024 count about 7,800 housing units for roughly 9,200 residents, and only about 5,400 of those units are anyone's regular home. Close to a third sit vacant for at least part of the year, which in a resort town mostly means second homes, summer cottages and short-term rentals.

The town faces Saco Bay, borders Scarborough to the northeast and Saco on its remaining sides, and includes Ocean Park, the summer assembly grounds founded in 1881 as a place for religious, educational and other meetings. Much of the housing is within a short walk of salt water, so outdoor equipment has to live with salt air and onshore wind. In summer the Amtrak Downeaster makes a stop in town, one more sign of how much of the calendar revolves around visitors.

About half of the homes here are single-family detached, about 18% are in buildings of five or more units, and about 10% are mobile or manufactured homes, well above York County's 6%. The median home has 4.8 rooms, noticeably smaller than the county's 5.5, reflecting cottages and compact condos. The median year built is 1982, with roughly 23% of units from before 1940 and another 23% from 2000 or later, so the stock ranges from early beach cottages to recent condominium buildings. Owner-occupancy is about 68% of year-round homes, somewhat below the county's 77%.

Heating fuel is more varied here than in most of the county. Oil heats about 48% of occupied homes, against roughly 61% countywide. Electricity is the main fuel in about 19%, propane in about 16% and utility gas in about 12%, the highest gas share among the five York County towns on this stretch of our service map.
