Saco covers about 53 square miles, roughly 39 of them dry land, and stretches from the Saco Bay shoreline at Ferry Beach State Park inland across the Maine Turnpike and Interstate 195. The Saco River drains the city and forms its border with Biddeford. American Community Survey figures for 2020–2024 count roughly 20,800 residents and just under 9,900 housing units, and the median home here dates to 1982, slightly newer than York County as a whole (1980) and a good deal newer than Maine's statewide median of 1977.

That median hides a real split. About 22% of Saco's housing went up before 1940, while about 25% has been built since 2000, so a single street can hold a century-old two-story with plaster walls and a recent colonial with tight framing and modern windows. Just over half of all units (56%) are single-family detached. Nearly one in five sits in a building with five or more units, about twice the county's 9%, which reflects the apartments, condos and converted mill space that set this city apart from its more rural neighbors.

Oil remains the dominant fuel. Roughly 60% of occupied homes burn it, matching the York County share. Electricity is the main heating source in about 14% of homes, above the county's 10%, although that Census category lumps modern heat pumps together with older electric baseboard. Propane covers another 14%, and utility gas about 8%. Unitil lists Saco among the Maine communities it supplies with natural gas, but a main somewhere in the city does not mean one runs down your road, and gas history affects rebates, as our Saco installation guide explains.

Where you live inside the city changes the equipment conversation. Houses close to the bay contend with salt air and wind-driven snow, so we look at coastal-rated condensers and sheltered mounting spots. Farther inland, past the turnpike, the practical issues are drifting, roof run-off and where the plow leaves its pile each winter, which together decide how high a stand or wall bracket has to be.
