Because close to three in five Windham homes were built in 1980 or later, a new system here usually goes into a house with reasonable framing, standard ceiling heights and at least some insulation in the walls. That tends to make the heating load more predictable than in a pre-war farmhouse, but it does not make it small. Many of these houses were designed around an oil boiler feeding hot-water baseboard or a propane furnace pushing air through ducts, and which one you have shapes the design more than anything else.

A home with sound ductwork may be a good fit for a ducted or central heat pump that reuses the existing supply and return runs after we check their size and condition. A boiler house with no ducts usually gets wall-mounted or ceiling-cassette heads instead. Either way, the sizing comes from a Manual J–style load calculation that accounts for your windows, insulation, air leakage and the cold design temperatures of an inland zone 6A town. Outdoor units go on stands or wall brackets above the snow line, away from roof drip edges, with room below for defrost water to drain and freeze without building up against the coil.

If you want Efficiency Maine's whole-home rebate, the plan has to meet its rules as of mid-2026: the heat pumps must be the primary heating system all season, sized for at least 80% of the home's peak heating load (100% when supplemental heat is counted), and any oil or propane boiler or furnace can stay only as an emergency backup. Dual-fuel combinations are excluded, a multi-zone outdoor unit gets no rebate on its own even though its output still counts, and the work must be done by a Residential Registered Vendor and claimed within six months.

One rule matters more in Windham than in most lake towns: the housing unit must not have had a natural-gas utility account before the upgrade. Maine Natural Gas serves parts of Windham, so if your house was ever on gas, tell us up front. Rebates run $3,000, $2,000 or $1,000 per eligible single-zone outdoor unit depending on income tier, with lifetime caps of $9,000, $6,000 or $3,000, plus a $500 bonus for projects completed and claimed in 2026. The federal credit ended with 2025, so the state rebate is now the main incentive. Program terms can change, so check efficiencymaine.com.

Windham is big enough that one design never fits every street. Roughly 19,000 people live in about 8,700 housing units, and nearly 85% of occupied homes are owner-occupied, so most installs here are for a family planning to stay. Oil still heats close to 58% of those homes and propane about 21%, while wood stoves remain the main heat in almost one home in twenty. A house that leans on a woodstove in the family room often has cold back bedrooms; a small head or two sized for those rooms, alongside a main unit for the open living space, usually evens that out without asking the stove to do a job it was never placed to do.
