Windham is really seven villages under one town government: Fosters Corner, Newhall, North Windham, Scotland, South Windham, Windham Center and Windham Hill. Together they hold about 19,200 people on roughly 46 square miles of land, drained by the Presumpscot and Pleasant rivers, with Sebago Lake along the town's western edge. U.S. Routes 202 and 302 and state routes 4, 35 and 115 all pass through, which is why so much of Windham feels like commuter country for Portland, Westbrook and Gorham.

It is also a place where people live all year. The housing is younger than the county's: Windham's median year built is 1985, against 1976 for Cumberland County as a whole. Roughly 31% of homes went up between 1980 and 1999, another 27% since 2000, and only about 12% predate 1940.

Heating is where Windham stands out. Around 58% of occupied homes burn fuel oil or kerosene, well above the Cumberland County share of about 46%, and another 21% or so rely on propane, against roughly 14% countywide. Electricity, which in the Census count covers both heat pumps and electric baseboard, is the main heat in only about 10% of homes, below the county's 15%. Windham does appear on the Maine Public Utilities Commission's list of towns served by Maine Natural Gas, yet only about 4% of households report utility gas as their main fuel, so for most families the heating bill still arrives by delivery truck.

The climate matters as much as the fuel. The U.S. Department of Energy's county guide places Cumberland County in climate zone 6A, a cold and humid zone where heating dominates the energy year. That calls for cold-climate equipment from Mitsubishi, Daikin or Samsung and a room-by-room load calculation rather than a guess from square footage.
