Ductless Mini-Split Installation

About a quarter of Eliot's homes — 24.5%, per the Census Bureau's American Community Survey (2020–2024) — predate 1940, concentrated in and around the older riverfront neighborhoods near the Piscataqua and in the town's original village core. Houses of that age typically have no ductwork at all, and cutting new chases through plaster-and-lath walls or a shallow attic is rarely worth the mess when a ductless system solves the same problem with a fraction of the disruption.

A ductless mini-split connects an outdoor condenser to one or more wall- or ceiling-mounted indoor heads through a slim refrigerant line set and a condensate line, so the opening through an exterior wall is small. In an older Eliot cape or farmhouse, one head in the main living area often does most of the daily work, with a second head upstairs where knee-wall bedrooms run hot in July and cold in January. In additions and converted spaces — a bonus room over a garage, a finished basement, a sunporch that the original oil system never reached well — a single-zone head is usually the simplest fix. Refrigerant work on a mini-split isn't a job for just any technician. Because these systems run high-pressure refrigerants — R-410A in older equipment, and increasingly A2L refrigerants like R-454B or R-32 in newer models — anyone charging or recovering refrigerant needs EPA Section 608 Type II or Universal certification, not the small-appliance Type I category. Placement matters as much as the equipment. Heads work best mounted high on a wall with a clear, unobstructed throw across the room, away from curtains or furniture that would block airflow; outdoor units need a spot clear of roof runoff and out of the way of snow sliding off a metal roof. Eliot's shoreland zoning rules add a wrinkle for properties along the Piscataqua River or Sturgeon Creek, where work within the regulated buffer may need extra review before an outdoor unit goes in.
