Freeport covers about 46 square miles at the northeastern corner of Casco Bay, and nearly 12 of those square miles are water. The Harraseeket River drains much of the town into the bay, and it once powered the mills at Mast Landing, where timber, masts above all, was shipped out. South Freeport and Porter's Landing are among the other villages that grew up around the water. Wolfe's Neck Woods State Park, Bustins Island and the sandy patch known as the Desert of Maine all fall within the town, which borders Yarmouth, Pownal, Durham and Brunswick. The stock is newer than the county average, with a median year built of 1984 and about 30% built in 2000 or later, though around 17% predates 1940. Freeport is also more varied in building type than its neighbors: about 72% of homes are single-family detached, about 16% are in buildings with five or more units, and about 6% are mobile homes. The median home has about six rooms, and roughly 78% of occupied homes are owner-occupied.

Fuel use stands out in two ways. Propane heats about 23% of occupied homes, well above the county share of about 13.5%, while oil covers roughly 44%. And about 4.6% of homes list solar as their main heating fuel, many times the statewide rate of well under 1%. Around 13% use electricity, which includes heat pumps and baseboard, about 7% burn wood and about 8% use utility gas. Maine Natural Gas extended a line into downtown Freeport along Main Street in late 2010, so gas started as a village-center fuel rather than a townwide one.
