in Standish, Maine

Standish is one of the larger towns we serve by area: about 80.6 square miles, of which roughly 21.6 are water, most of it the southern reaches of Sebago Lake. The Presumpscot River forms the eastern border and the Saco River the southwestern boundary. Besides Standish Corner, Sebago Lake Village and Steep Falls, the town takes in Richville, Elmwood, Standish Neck and Two Trails, and state routes 11, 25, 35, 114 and 237 tie those places together. It works as both a recreation area and a Portland suburb, and its houses reflect both roles.

The gap between housing units and households is the first thing the numbers show. The Census Bureau American Community Survey (2020–2024) counts about 4,900 housing units in Standish but only about 3,750 occupied ones; nearly one unit in four is counted as vacant, a Census category that takes in seasonal cottages as well as homes for sale or rent. Among occupied homes, ownership is unusually high at about 91%, against roughly 70% for Cumberland County, and about 86% of all units are detached single-family houses. The median home was built in 1980, so roughly half the stock is older than that. The median home has about 5.7 rooms, slightly above the county median, and the population is about 10,700.

Heating is dominated by delivered fuels. About 61% of occupied homes use oil and about 26% use propane, nearly double the county's propane share. Electricity is the main heat in only about 2.5% of homes, a small fraction of the county's roughly 15%, and the survey shows essentially no utility gas. Next door in Gorham about 12% of homes heat with utility gas; in Standish the figure rounds to zero. Wood and other fuels account for most of the rest. In practice, a typical Standish household buys its heat by the truckload and watches the price per gallon every fall.

History sits alongside the camps and subdivisions.
