Because two-thirds of Naples' housing dates from 1980 or later, a typical installation here starts from a house with modern framing and at least moderate insulation, often heated by a propane furnace, a direct-vent propane wall heater or an oil boiler. Newer construction usually means a smaller heating load per square foot than a nineteenth-century farmhouse, and with a median of about five rooms per home, one or two well-placed outdoor units can sometimes carry the whole house. The only reliable way to find out is to calculate the load Manual J–style from your actual walls, windows, attic and air leakage.

If your house has a ducted propane furnace and the ducts are sized properly, sealed and in good shape, a ducted or central heat pump can reuse them. Where they are undersized or run through an unheated crawlspace, we either correct them or switch to ductless heads. Uninsulated ducts in a cold crawlspace waste heat on every cycle, and a heat pump runs longer, gentler cycles than a furnace, so that loss shows up more. Outdoor equipment goes on a stand or bracket above expected snow depth, positioned so defrost water drains away from walkways and the foundation and so the unit is not under a roof edge that sheds ice.

To qualify for Efficiency Maine's whole-home rebate as of mid-2026, heat pumps need to be the home's main source of heat for the entire season, with enough capacity for 80% or more of peak demand (the full 100% once supplemental heat is counted). A propane furnace or oil boiler can remain, but only as emergency backup, and dual-fuel setups that switch automatically between propane and the heat pump do not qualify. A multi-zone condenser isn't rebated by itself, though its output counts. A house that previously held a natural-gas account is ineligible, and the installer must be a Residential Registered Vendor.

The dollar amounts are set per eligible single-zone outdoor unit: $3,000 low income, $2,000 moderate income, $1,000 any income, with lifetime limits of $9,000, $6,000 and $3,000 per housing unit. A $500 bonus per home applies to jobs finished and claimed in the March through December 2026 window. Efficiency Maine calculates that, at June 2026 prices, a home heated by heat pumps spends roughly $1,387 less per year than one heated by propane. With the federal tax credit gone after 2025, the state rebate carries the incentive. Program terms can change, so check efficiencymaine.com.
