Naples was carved in 1834 out of parts of Otisfield, Harrison, Raymond, Bridgton and Sebago, and it still sits at the meeting point of those towns. Its 37 square miles include about 5.4 square miles of water: the north end of Sebago Lake, the south end of Long Lake, Brandy Pond and Trickey Pond, joined by the Songo and Chute rivers. Part of Sebago Lake State Park lies within the town. Naples village, Edes Falls and South Naples are the three settled centers, and U.S. Route 302 carries almost everyone in and out.

Houses in Naples are newer than most people expect. According to the Census Bureau American Community Survey (2020–2024), the median home was built in 1988, and about 65% of the housing went up in 1980 or later, a third of it since 2000. Fewer than one home in twenty predates 1940, compared with nearly a quarter countywide. Of roughly 3,360 housing units, only about 2,020 serve as someone's usual residence, so around 40% sit empty for much of the survey year.

The housing mix has its own quirks. About 81% of units are single-family detached, and close to 11% are mobile or manufactured homes, well above Cumberland County's 4%. Homes are a little smaller too, with a median of about 5.2 rooms against 5.5 for the county. Nearly nine in ten year-round households own their home. Smaller, newer houses are often easier to heat with fewer indoor units than a big pre-war farmhouse, though only a load calculation can confirm that for a particular address.

Heating leans hard on delivered fuel. Around 56% of occupied homes burn oil or kerosene, and about 25% use propane, close to double the county's roughly 14%. Electricity, which the Census counts for heat pumps and baseboard alike, is the primary fuel in only about 7% of Naples homes, about half the county rate, and wood covers roughly 5%. State utility regulators list no natural-gas distributor for Naples. In a climate zone 6A county, that adds up to a town where most families still schedule deliveries all winter.
