in New Gloucester, Maine

New Gloucester covers about 48 square miles, nearly all of it land, and is organized around three villages: New Gloucester, Upper Gloucester and the Shaker Village at Sabbathday Lake. Settlers from Gloucester, Massachusetts took up a colonial grant here in 1736, the town was incorporated in 1774, and by the 1850s it supported six sawmills, two gristmills and two tanneries. New Gloucester borders Gray, Raymond, Poland, Auburn, Durham, Pownal and North Yarmouth, well away from the coast, and like the rest of Cumberland County it falls in IECC climate zone 6.

The housing is younger than a town this old might suggest. The Census Bureau American Community Survey (2020–2024) puts New Gloucester's median build year at about 1991, the newest of the 48 towns on our service-area list. Roughly a third of homes went up in the 1980s and 1990s and nearly another third since 2000, while about 11% predate 1940. Around 70% are detached single-family houses, about 8% are manufactured homes, and the survey counts no buildings with five or more units at all. More than four in five homes are owner-occupied, and the median home has 5.5 rooms, right at the Cumberland County norm.

Oil dominates the heating picture. About 68% of occupied homes heat with it, compared with roughly 46% across Cumberland County and 55% statewide. Wood comes next at about 13%, noticeably higher than the state's 9%, followed by propane at about 9% and electricity, which counts heat pumps and baseboard together, at 8%. Utility gas is about 1%, and New Gloucester is not listed in the service areas of any of Maine's gas distributors.

That combination, a large stock of relatively modern houses still tied to oil, is one of the clearer cases for heat pumps anywhere in our area. Newer walls and windows mean lower heat loss, which makes it more realistic for heat pumps to carry a house through the winter rather than just the shoulder seasons. It also keeps the rebate picture simple: a detached, owner-occupied house with no gas account and a working oil system that can stay as emergency backup fits the whole-home rules without special cases.
