in Gray, Maine

Gray covers about 46 square miles, close to 3 of them water, with frontage on Little Sebago Lake, Crystal Lake and Forest Lake and Collyer Brook draining much of the land between. The town is really six villages: Gray itself, Dry Mills, East Gray, North Gray, South Gray and West Gray. It is an inland town, and like all of Cumberland County it sits in IECC climate zone 6, the energy-code band that covers most of Maine. Gray has about 4,400 housing units by the count of the Census Bureau American Community Survey (2020–2024), and around 3,700 of them are someone's usual home, with the balance vacant or seasonal at survey time. About 78% are detached single-family houses, and the median home was built around 1983. The single largest building era runs from 1940 to 1979, which accounts for about a third of local housing, a bit more than the county share. Homes here also run slightly smaller than the Cumberland County norm, with a median of 5.2 rooms against 5.5.

Oil heats about 53% of occupied Gray homes, and propane about 25%, far above the county's propane share of roughly 13.5%. Roughly one home in ten depends on wood first, and electricity, a figure that includes both baseboard and heat pumps, in roughly the same share. Utility gas is near zero at about 1%, and the Maine Public Utilities Commission's roster of gas distributors leaves Gray out of every territory. In practice most households here buy their heating fuel by the truckload, one delivery at a time.
