in Raymond, Maine

Few towns in our service area are shaped by water the way Raymond is. Of its 44.75 square miles, about 11.6 are water, so roughly a quarter of the town is lake or pond. Raymond village sits at the head of Jordan Bay on Sebago Lake, East Raymond and North Raymond fill out the rest, and U.S. Route 302 with state routes 85 and 121 tie it to Windham, Gray, Casco, Poland and New Gloucester. Frye Island, a separate town in Sebago, is reached by ferry from Raymond Neck.

That shoreline explains the housing numbers. The Census Bureau American Community Survey (2020–2024) counts about 3,050 housing units in Raymond but only about 1,930 occupied as someone's usual home, so well over a third of the town's dwellings are empty on any given day of the survey year, a pattern typical of lake towns with many seasonal places. Among year-round households, about 94% live in single-family detached houses and roughly 90% own their home. The median home has about 5.9 rooms, a little larger than Cumberland County's 5.5.

Raymond's heating mix is unusually varied. A little over half of occupied homes use fuel oil or kerosene and about 16% use propane. Electricity, which in the Census count includes heat pumps as well as baseboard, is the main heat in close to 15% of homes, about level with the county. Wood heats roughly 6%, and about one household in ten reports a fuel the survey files as other, far above the county's share of under 2%. No gas utility names Raymond in the service areas the Maine Public Utilities Commission publishes, and only about 1% of households report utility gas.

Winters are those of an inland zone 6A county, cold enough that we specify heat pumps from Mitsubishi, Daikin or Samsung rated for heating well below 0°F. Heating dominates most of the year here, and in July the humidity rising off the lakes is the other half of the comfort problem that a heat pump addresses.
