A large share of North Yarmouth's homes are detached houses built from the late 1970s through the 1990s, and the town's roads show the range: capes with dormers, garrison colonials, raised ranches and contemporaries on wooded or open lots. Many were designed around an oil boiler with baseboard hot-water loops, and some around a warm-air furnace. Either way, the first step toward heat pumps is a Manual J–style load calculation that tells us how much heat each room loses on a design-cold night. It also shows whether the existing distribution system, pipes or ducts, is worth keeping in a supporting role.

Houses from that period are a middle case. They usually have more insulation than a pre-war farmhouse but less than a house built to today's code, and window upgrades vary a great deal from one home to the next. The calculation sorts that out. A house with an existing duct system in good shape may suit a ducted heat pump; a boiler-heated house often gets wall or ceiling heads room by room. Rural lots help with placement. There is usually room to set an outdoor unit on a stand well above expected snow depth, away from the drip line of the roof and with clear space underneath for defrost water to drain and freeze. We also look at how you clear snow. A unit tucked beside the garage door where the plow pushes its windrow will be buried by February. Long runs from a detached garage or across a yard are avoided where possible, since shorter line sets are simpler to install and service.

Efficiency Maine's whole-home rebate sets the rules for most North Yarmouth projects. As of mid-2026, the heat pumps have to be the primary heat for the full season and must be sized for at least 80% of the home's peak heating load, or 100% counting any supplemental heat. The oil boiler may stay only as emergency backup, and a dual-fuel setup that switches between the two does not qualify. Rebates are $1,000 to $3,000 per eligible single-zone outdoor unit depending on income, capped at $3,000 to $9,000 per home over its lifetime, and upgrades completed and claimed by the end of 2026 earn an extra $500.
