The typical Yarmouth house was built somewhere between the 1940s and the 1970s: capes, split-levels, ranches and modest colonials, many of them still heated by the oil boiler they were built with or its replacement. That matters for sizing. Houses from that era often have thin wall insulation, original or early replacement windows and basements that leak heat, so a proper Manual J–style load calculation usually shows a higher heating load per square foot than a newer home of the same size.

We start by measuring rooms and looking at the attic, the basement and the windows, then design around what we find. A compact ranch may be covered well by two or three single-zone heads. A split-level often needs a head on each level, because heat does not travel down half a flight of stairs very well. Where the house has an unfinished attic or basement with room for an air handler, a ducted heat pump can quietly serve several rooms at once. Before any of that, it is worth asking whether some air sealing or attic insulation should come first, since every bit of heat loss you remove lets a smaller, less expensive system do the job.

Placement on small village lots takes planning. Outdoor units go on stands or wall brackets above the snow line with clearance underneath for defrost drainage, and we keep them away from driveways where plowed snow lands and from bedroom windows next door. On Cousins Island, where the bay wind is stronger, we pay closer attention to where the unit faces, keeping the coil out of the direct path of wind-driven snow and salt spray.

To qualify for Efficiency Maine's whole-home rebate as of mid-2026, the new system has to be the house's main heat for the entire season and be sized for no less than 80% of its peak heating demand. The oil boiler can stay in the basement, but only as emergency backup. Rebates per eligible single-zone outdoor unit are $3,000 for low-income, $2,000 for moderate-income and $1,000 for any-income households, with lifetime limits of $9,000, $6,000 and $3,000 per home, and a limited-time $500 bonus applies through December 31, 2026. Homes that have had a natural-gas account are not eligible for the whole-home rebate, and roughly one Yarmouth home in six heats with gas.
