in Biddeford, Maine

Biddeford has one of the oldest housing stocks in southern Maine. American Community Survey estimates for 2020–2024 put the city's median year built at 1952, and about 41% of its roughly 10,500 housing units were standing before 1940, about double the York County share of 20%. Only around 11% has been built since 2000. That age profile, more than anything else, drives how heat pumps get planned here, because walls, windows and old heating plants set the load long before anyone picks a brand. Many of these houses have been renovated in pieces over the decades, so one room may be insulated and the next untouched.

The city covers about 59 square miles, and close to half of that is water. Its land runs along almost 15 miles of Saco River frontage, including the twin falls that drop about 40 feet through downtown, out to a coastline with Hills Beach, Granite Point, Fortunes Rocks and the Biddeford Pool peninsula, the easternmost point in York County. The University of New England's coastal campus sits on that shore as well. Downtown blocks, the mill district and the beach neighborhoods each present different buildings and different exposure to wind and salt.

Renters outnumber owners. Only about 48% of occupied homes are owner-occupied, far under the county's 77%, and about 22% of units are in buildings with five or more apartments. Single-family detached houses make up about 41% of the stock, and the median home has 5.0 rooms. For landlords, that raises questions about per-apartment systems, tenant comfort and whether a building's electrical service can carry new load; for homeowners, it often means a two- or three-story house with radiators and no ducts at all. Both groups can use heat pumps; the path simply looks different for each.

Oil heats about 64% of occupied homes, a little above the county's 61%. Propane accounts for about 13%, electricity about 12% and utility gas about 8%, nearly double the county's gas share.
