in Wells, Maine

Wells is one of the largest towns on our southern map, about 74 square miles in all, with roughly 57.5 square miles of land. The Webhannet River drains it, and its shoreline runs past Drakes Island, Wells Beach, East Shore Beach and Moody Beach, with the Rachel Carson National Wildlife Refuge protecting stretches of marsh behind them. Ogunquit was a village of Wells until it was set off as its own town in 1980. Interstate 95 crosses the town at Maine Turnpike Exit 19, and the Amtrak Downeaster stops at the Wells Regional Transportation Center.

Wells is the most seasonal town in this part of our service area. American Community Survey estimates for 2020–2024 count about 9,600 housing units but only about 5,100 occupied as someone's usual residence, which means close to half of all units are second homes, rentals or otherwise empty for part of the year. Across York County, the unoccupied share is closer to one in five. Of the households that do live here, about 90% own their home, far above the county's 77%.

The housing is also young by Maine standards. The median year built is 1989, the newest among the five coastal towns we cover south of Scarborough, and about 39% of all units have gone up since 2000, compared with 24% countywide. Only about 8% predate 1940. Manufactured homes make up about 14% of the stock, more than double the county share of 6%, and about two in three units are single-family detached houses. Very few units, about 5.5%, sit in buildings of five or more apartments, so most projects here are single-house jobs rather than association approvals.

Heating looks different here too. Oil still leads at about 55% of occupied homes, but propane heats about 22%, well above the county's 16.5%, and wood is the main fuel in about 5.5%. Electricity serves about 11.5%. Utility gas is only about 1%, even though Unitil includes Wells in its list of Maine gas communities, so for most households the gas-account rebate rule will not come into play. Portions of Wells get electricity from Kennebunk Light & Power District rather than a larger investor-owned utility.
